Contents Management for Homes and Estates

When a home is being downsized, settled or prepared for sale, dealing with everything inside can become the most time-consuming part of the process.

Birdies manages the contents from the first walkthrough through selling, packing and final removal. We work with families, executors, homeowners and realtors to organize the work, recover value where practical and keep the property moving forward.

The project may involve a few challenging areas or the contents of an entire property. Birdies can manage the complete process or provide support with the parts that are holding everything up.

The Process

Birdies begins by working with the decision-maker to identify the most pressing deadline.

Once the timeline is clear, the decision-maker confirms what will be kept or moved. Birdies then builds a practical plan around the volume of contents, available budget and intended outcome of the home or property

Estate Services may include:

  • Contents sorting and organization

  • Packing and move preparation

  • Identification of items with resale potential

  • Individual listings and buyer coordination

  • In-home and on-site estate sales

  • Consignment and auction coordination

  • Furniture and household contents removal

  • Garage, shed and outdoor-area clearouts

  • Inventory and project documentation

  • Large-item removal, including vehicles and equipment

  • Coordination of movers, storage and other property services

Not every project requires every service. The level of support is determined by what the property actually needs.

Recovering Value

Some household contents are worth taking the time to sell. Others may cost more to process than they are likely to recover.

Birdies assesses resale potential and recommends the most practical selling method based on the items, available space and timeline. This may involve individual listings, an in-home estate sale, or auction or other method.

Selling requires time and labour, so the likely return is considered before work begins. The goal is to recover value where it makes financial sense while keeping the larger project moving forward.

The Right Level of Support

Some properties require a careful room-by-room or even box-by-box process to locate personal belongings, organize records and identify items of potential value.

Other properties need to be cleared efficiently so they can be listed, transferred, renovated or occupied.

Detailed sorting requires more time and labour but may recover additional value. A faster clearout can reduce labour costs but provides less opportunity for individual review and resale.

Birdies explains the available options so the scope of work can reflect the priorities, budget and deadline of the property.
